
ROBERTSDALE, Ala. – With steady rises in home sale prices and more homeowners listing their properties for sale, the Baldwin County housing market continues to move in a positive direction. Baldwin REALTORS® Multiple Listing Service (MLS) reports that almost 1,200 new listings were added to the MLS during March 2025, which is a 10% increase from the year prior. Additionally, total revenue for last month’s residential sales exceeded March 2024 by approximately $6.5 million.
The Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) reports increases in all categories for last month: New Listings, Average Sales Price, Average Days on Market and Total Closed Sales. Average sales price saw a 7% increase from March 2024, resulting in an average of $750,698. Additionally, Total Closed Sales climbed as 151 properties sold in March 2025, compared to 142 in March 2024. Listings spent more time on the market at an average of 101 days, compared to just 91 days the year prior. New listings added to the Resort market were 477, which is 94 more properties than March 2024.
Unlike the Resort area, Baldwin County’s Traditional Residential area (everything else in Baldwin County not included in the Resort market areas) experienced a decrease in Total Closed Sales with only 398 properties sold, compared to 458 in March 2024. Properties also stayed on market longer with an average of 76 days, which is 16 more days than the average a year ago. The Average Sales Price for this area of the county increased by 10.4% from the previous year at $430,541. And, new listings increased by 16 properties year-over-year, resulting in 715 new homes on the market for the Traditional Residential market.
